The agent LH Hooker receives offers from several prospective new tenants for 39 Glebe Point Road.

On 18 December 2001 Council’s Compliance Department inspects the property with the owner Voukelatos who has recently arrived to Australia from Greece.

The owner tenders the earlier report of the “structural engineer” Johnston recommending that “no underpinning of the south wall is required as the wall cracking is more aesthetic than structural”.

On 7 January 2002 Council accepts that “On Phillip Johnston’s advice Council will no longer pursue the structural upgrading of the building”.

I did not know that this inspection took place nor did Mr Voukelatos ever mention it to me.

2. Applications for tenancy

The Applications are addressed to L.J. Hooker and their proposed usage is for a café or a convenience store.

Period of lease to be 2 by 5 by 5 years option.

6 months rent free for period for Council application and construction.

3 months rent free for completion of construction and in case of Council delays

7 years lease + 7 years option @ 1000 pw.”

“I will need to make the lease subject to Council approval for side wall opening and stairs”.

3. Down Under

Mr Bailey from the Council Compliance Department inspects the premises with Mr Voukelatos and on the advice of the Structural Engineer Mr Johnston that no underpinning of the south wall is required as the wall cracking is more aesthetic than structural the Council will no longer pursue the structural upgrading of the building.

“I refer to your meeting and discussion with Council building surveyor Mr Bailey on 18 December 2001 concerning the structural dilapidation of the above premises.

At the meeting you provided Mr Bailey with a copy of the structural engineer Phillip Johnston’s report dated 25 June 2001. The Engineering advice was that no underpinning of the south wall is required as the wall cracking is more aesthetic than structural.

On Phillip Johnston’s advice Council will no longer pursue the structural upgrading of the building.”
